You'd think this was a no-brainer, right? It has to be one figure....... well it isn't and there was an interesting article I read today that confirmed that.
Very often I'll show a house with a supposed sq footage of maybe 3,000 and I'm saying to myself "This barely feels above 2,500!"
Fact is that the figures shown in for example the countyrecords, are not necessarily accurate, nor what an appraiser would come up with. The point that I'm making is that it is ALWAYS approximate. Depending upon if you measure each individual room, or if you measure the outside perimeter, the figure will change!
So bear that in mind the next time you look at a house or determine cost per sq ft to build.
